Tuesday 11/3/26: Your Money Matters Radio Show & Medicare & More Brought to you by the Silver Sherpa

Today’s Guests:
On this week’s Your Money Matters Radio Show, Host Scott Whatley sat down with Kurt Rogers, Owner of Affordable Interest Mortgage, to break down the key factors every current or future homeowner should understand before choosing a mortgage. Kurt explained the differences between conventional, government-backed, and non-QM loan programs, including FHA, VA, USDA, DSCR, reverse mortgages, bridge loans, and rehab financing. He emphasized that selecting the right loan is not always about chasing the lowest rate, but matching the loan to your long-term goals, expected time in the home, monthly payment comfort, and overall costs. The conversation also covered how mortgage rates are determined, including the impact of FICO scores, loan-to-value ratios, loan type, and loan terms. Kurt discussed why maintaining strong credit and understanding debt-to-income ratios can significantly affect borrowing options. The show also highlighted the long-term benefits of homeownership, from building equity and financial return to creating stability and personal memories. Listeners also learned about buydowns and the “All In One Loan” concept as tools to potentially improve cash flow and financial flexibility. Kurt Rogers is our exclusive Mortgage Broker. Then it’s Medicare & More with Jim Garey, Owner of Silver Sherpa Inc. On this week’s Medicare & More Show, Jim Garey, Founder of Silver Sherpa, Inc., explains Medicare Supplement plans, commonly called Medigap, and discusses who may benefit most from this type of coverage. He also addresses important Medicare considerations for those who have served in the military.

Medicare Supplement plans are designed to help cover certain out-of-pocket costs that Original Medicare does not pay, such as deductibles, copayments, and coinsurance. These plans are offered by private insurance companies and work alongside Original Medicare Parts A and B. Depending on the plan selected, a supplement can provide greater predictability in healthcare expenses and help reduce the financial burden of unexpected medical needs.

Jim explains that Medicare Supplement plans may be especially attractive to people who want flexibility in choosing doctors and hospitals nationwide, provided the provider accepts Medicare. Unlike many Medicare Advantage plans, Medigap generally does not use a network of participating providers. However, beneficiaries typically need a separate Part D plan for prescription drug coverage, and Medigap plans generally have higher monthly premiums than some Medicare Advantage options.

The program also explores what veterans need to know about Medicare. Military service may provide access to benefits through the Department of Veterans Affairs (VA) or TRICARE, but those benefits do not automatically eliminate the need to understand Medicare enrollment requirements. Veterans should review how Medicare works with their existing coverage, particularly if they use VA healthcare or have TRICARE for Life. In general, TRICARE for Life requires Medicare Part A and Part B for eligible beneficiaries once they become Medicare-eligible.

Jim encourages listeners to examine their individual healthcare needs, military benefits, budget, and provider preferences before choosing coverage. Through Silver Sherpa Inc., Jim Garey helps people navigate Medicare with greater confidence and make informed decisions about their healthcare options. Call 303-862-5554 or visit www.Sherpa123.com.
