Kurt looks at mortgage rates over the past five years, which have generally remained within a relatively narrow range. He explains what those rates mean for a 30-year mortgage and why waiting for a specific rate, such as 6%, 5.5%, or lower, could mean overlooking other opportunities in today’s housing market. Home appreciation is another important part of the equation. Colorado home values have continued to appreciate, while buyers are now seeing more inventory and potentially more motivated sellers. Kurt explains how seller concessions can help buyers with closing costs or mortgage rate buydowns. A seller concession of $10,000–$20,000, for example, may provide an opportunity to reduce the mortgage rate and potentially save more each month than simply waiting for market rates to fall. Kurt also discusses options for buyers who don’t have 20% to put down, including situations where a slightly larger loan and mortgage insurance may still result in meaningful monthly savings when combined with a rate buydown. For current homeowners, Kurt explains how home appreciation and accumulated equity may provide another financial tool. With household debt, credit-card interest rates, taxes, and insurance putting pressure on monthly budgets, using available home equity may potentially reduce overall monthly debt obligations.
