Tuesday 12/23/25: Your Money Matters Radio Show & Medicare & More Brought to you by the Silver Sherpa

Today’s Guests:
On this episode of The Your Money Matters Radio Show, Kurt Rogers, Managing Broker at Affordable Interest Mortgage is with us to explain why today’s housing landscape is truly a buyer’s market. With more homes available, longer days on market, and sellers offering incentives, buyers have strong negotiating power. Despite the slowdown, home values are not depreciating—conforming loan limits have risen to $832,750 for 2026, and NAR reports 2.7% appreciation year-to-date. Kurt emphasizes long-term ownership: a $500,000 home appreciating at 2.7% annually becomes worth over $600,000 in seven years. A key opportunity in this market is seller concessions, especially 2/1 and 3/2/1 buydowns, which can dramatically reduce payments and save thousands upfront. Buyers can also choose to apply concessions toward a permanent rate reduction. Kurt encourages knowing your true credit score, optimizing it for the lowest rate, and exploring flexible loan programs like FHA and VA. With appreciation trends and strong concessions, now is an excellent time for buyers to take advantage. Kurt Rogers is our exclusive Mortgage Broker. Call Kurt at (720) 895-0500 and explore your mortgage refinance options if you have high interest debt! Kurt is saving real clients, real money! Check out the website at www.aimortgage.net. Thursday 12/11/25: Legal Talk with Attorney Kevin Flesch & Your Legacy Your Way with Carolyn Duncan of Duncan Legal

Today’s Guests:
Attorney Kevin Flesch of Flesch Law and Host Scott Whatley focus on breaking down the most misunderstood aspects of domestic violence (DV) law in Colorado. Kevin explains that DV is not a standalone crime, but a sentence enhancer applied when any criminal act against a person, property, or even an animals used to intimidate, punish, or control an intimate partner. Many people are surprised by how broad the definition is, covering everything from assault to harassment, vandalism, or even alarming text messages. Kevin also outlines Colorado’s mandatory arrest policy, meaning that when police respond to a DV call and find probable cause, someone must be arrested. This often shocks families, as even heated arguments can lead to jail time. Within the first 24–48 hours, defendants face immediate consequences, including a mandatory protection order that may bar contact, require them to leave the shared home, and force firearms surrender. Violating the order—intentionally or accidentally is a new criminal offense. The discussion also covers false or exaggerated allegations, especially during divorces or custody disputes. Once the system is triggered, cases can be difficult to unwind, making early legal representation essential. A DV conviction carries long-lasting effects: mandatory treatment classes, firearm restrictions, and a criminal record that cannot be sealed. Kevin stresses that after a DV arrest, individuals should avoid contacting the alleged victim and seek experienced legal counsel immediately. Attorney Kevin Flesch of Flesch Law has over 30 years of experience in Denver and throughout the State of Colorado. Kevin Flesch and their attorneys represent personal injury victims and people accused of criminal acts throughout the Denver area. It’s always a free consultation at Flesch Law.
