Tuesday 12/30/25: Your Money Matters Radio Show & Medicare & More Brought to you by the Silver Sherpa

Today’s Guests:
On this episode of The Your Money Matters Radio Show, Kurt Rogers, Managing Broker at Affordable Interest Mortgage is with us to discuss
what truly determines your mortgage interest rate and why credit score plays the biggest role. While factors like income, equity, loan-to-value (LTV), and loan amount matter, the most influential is your credit score, which ranges from 300 (high risk) to 850 (low risk). Major lenders like Fannie Mae, Freddie Mac, and Ginnie Mae handle about 90% of all mortgages, and each loan must include Loan Level Pricing Adjustments (LLPAs) fees that reflect borrower risk. Kurt breaks down how credit scores directly impact costs: a 680 vs. 720 FICO can mean thousands in added fees or higher rates. Other risk factors include property type, loan purpose, and cash-out refinances. He also reviews what affects credit scores payment history (35%), credit utilization (30%), and credit age, mix, and new credit (35% combined). Kurt Rogers is our exclusive Mortgage Broker. Call Kurt at (720) 895-0500 and explore your mortgage refinance options if you have high interest debt! Kurt is saving real clients, real money! Check out the website at www.aimortgage.net. Monday 12/29/25: Onsite Consulting & Your Health Matters with Dr. Shane Steadman

Today’s Guests:
Scott Henke, owner of Onsite Consulting breaks down one of the most common and costly consumer computer scams today — the tech support scam. These scams often start with fake pop-ups, phone calls, texts, or emails pretending to be from companies like Microsoft or Apple, claiming your computer is infected or hacked. The goal is to create fear and urgency so victims give remote access, pay for fake services, or unknowingly install malware. Scott emphasizes that legitimate tech companies never reach out proactively about computer problems. If you receive one of these messages, hang up, close the pop-up, and delete the message immediately. If remote access was granted, it’s critical to remove the software and change passwords right away — especially for email, financial accounts, cloud storage, social media, and phone accounts. Strong, unique passwords and quick action are key to preventing identity theft and financial loss.

Tuesday 12/23/25: Your Money Matters Radio Show & Medicare & More Brought to you by the Silver Sherpa

Today’s Guests:
On this episode of The Your Money Matters Radio Show, Kurt Rogers, Managing Broker at Affordable Interest Mortgage is with us to explain why today’s housing landscape is truly a buyer’s market. With more homes available, longer days on market, and sellers offering incentives, buyers have strong negotiating power. Despite the slowdown, home values are not depreciating—conforming loan limits have risen to $832,750 for 2026, and NAR reports 2.7% appreciation year-to-date. Kurt emphasizes long-term ownership: a $500,000 home appreciating at 2.7% annually becomes worth over $600,000 in seven years. A key opportunity in this market is seller concessions, especially 2/1 and 3/2/1 buydowns, which can dramatically reduce payments and save thousands upfront. Buyers can also choose to apply concessions toward a permanent rate reduction. Kurt encourages knowing your true credit score, optimizing it for the lowest rate, and exploring flexible loan programs like FHA and VA. With appreciation trends and strong concessions, now is an excellent time for buyers to take advantage. Kurt Rogers is our exclusive Mortgage Broker. Today’s Guests:
Attorney Kevin Flesch of Flesch Law and Host Scott Whatley outline the most common and most avoidable legal problems that tend to escalate between Thanksgiving and New Year’s. Kevin explains that the holiday season brings unique pressures with travel, stress, alcohol, large family gatherings, and busy retail environments — all of which contribute to a spike in criminal and personal-injury cases. A key focus is Holiday Legal Landmines, where Kevin breaks down the rise in DUI and DWAI arrests, misunderstandings about BAC limits, prescription-medication impairment, and what really happens during a traffic stop. He also highlights how domestic disputes intensify during the holidays and why even minor conflicts can quickly turn into criminal cases. Kevin touches on theft and shoplifting misconceptions common during Christmas shopping, as well as the growing problem of social media posts that damage people’s criminal cases. He also discusses social host liability, explaining what party hosts are legally responsible for when serving alcohol or supervising minors. Additional holiday-season risks include winter slip-and-fall injuries, unsafe property conditions, and the increase in car crashes during year-end travel.
