Following a recent Federal Reserve rate cut of 0.25% and a half-point drop in mortgage rates, 30-year fixed loans now sit in the low-to-mid 5% range depending on loan type, credit, and property. While the Fed may lower rates again later this year, Rogers cautioned that mortgage rates are tied more closely to 10-year Treasury yields and are unlikely to fall below 5%. Current conditions—high inventory, motivated sellers, and special loan programs like 2/1 buydowns—make now an attractive time to buy. Buydowns can save thousands upfront and still allow refinancing later if rates fall further. Rogers also highlighted FHA Streamline and VA IRRRL refinancing programs, which offer reduced paperwork, lower costs, and easier qualifications.
